1. I will submit your home on the Real Estate Infolink Multiple
Listing. This multiple listing service extends from San Mateo and
Santa Clara counties to Santa Cruz and Monterey counties, being
the largest single multiple listing services in the San Francisco
Bay Area.
2. I will price your home competitively to expand the market, as
opposed to narrowing the market.
3. I will market your home to the 35 offices of Intero Real Estate
Services, which in addition to the Peninsula and South Bay, includes
San Benito County, the East Bay Counties, Gilroy and Morgan Hill,
and San Diego
4. I will prepare disclosure packages for Realtors with interested
clients.
5. I will develop a list of features and benefits for the Brokers
to use with their potential buyers.
6. I will fax or email your feature sheet to the top 100 agents
in the marketplace for their potential buyers.
7. I will schedule the following inspections necessary to position
the property for sale and meet with the inspector(s) the day of
the inspection(s): property, pest, chimney, and roof.
8. I will take digital photographs of your home for inclusion on
various web sites, as well as for e-mail to interested parties.
9. I will further market your home by linking photographs and features
of your home to the Intero Real Estate Services website, which receives
close to 100,000 hits per day.
10. I will submit your home to multiple listing services.
11. I will suggest and advise as to any changes you may want to
make in your property to make it more saleable.
12. I will prospect three and a half hours per day and contact
a minimum of 40 people per day to actively find a buyer for your
home.
13. Over the next seven days I will contact all of my buyers, my
sphere of influence, and past clients for their referrals of prospective
buyers.
14. I will add additional exposure through a professional sign
and lock-box.
15. I will hold open houses until the home sells and advertise
in all local newspapers prior to the open house.
16. I will follow up with the realtors who have shown your home
for their feedback and response.
17. I will continually keep you updated on any changes in current
market conditions, as well as information about competing properties
that have sold, and new properties that have come on the market.
18. I will follow up with listing agents of properties at a similar
price point, so as to track current buyers searching in this price
range.
19. I will represent you on all offer presentations to ensure negotiating
the best possible price and terms.
20. I will manage, on your behalf, all of the necessary follow-up,
such as escrow, mortgage, title, inspections, and all other closing
procedures.
